MADISON ZONING BOARD OF ADJUSTMENT NOTICE OF DECISION

TAKE NOTICE, that at the regular meeting of the Zoning Board of Adjustment of the Borough of Madison held on Thursday, March 13, 2008 at 7:30 P.M., in the Board Room of the Hartley Dodge Memorial, Kings Road, Madison, NJ, the Board took the following action: 

 

MINUTES FOR APPROVAL – Special Meeting 1/31/08 was adopted as submitted, Regular Meeting

2/7/08 was adopted as modified.  

 

RESOLUTIONS FOR MEMORIALIZATION

CASE NO. Z-07-44- Resolution granting the Variance Application of Ted and Sheila Rostiac,

Block 1102, Lot 23, 32 Wayne Boulevard, Madison, was adopted.  

 

CASE NO. Z-07-46- Resolution granting the Variance Application of David J. Hart, Block 0803,

Lot 2, 18 West End Avenue, Madison, was adopted.

 

CASE NO. Z-07-47- Resolution granting the Variance Application of James and Janet Foster,

Block 3701, Lot 26, 27 Maple Avenue, Madison, was adopted.

 

CASE NO. Z-07-49- Resolution granting the Variance Application of Robert and Bonnie Layton,

Block 4703, Lot 8, 102 Woodland Road, Madison, was adopted.

 

CASE NO. Z-08-02-Resolution granting the Variance Application of Joseph and Sandra Manning,

Block 4502, Lot 17, 15 Fox Chase Road, Madison, was adopted.

 

CASE NO. Z-08-03-Resolution granting the Variance Application of Joseph and Mary Jane

Burns, Block 3002, Lot 5, 8 Stafford Drive, Madison, was adopted.

 

APPLICATIONS

CASE NO. Z-07-42- Application of Christopher & Kris Leone, Block 2101, Lot 4, 20 Highland Avenue, Madison, to disturb areas of critical slope as per code 195-41.2.C in order to construct the proposed rear yard retaining wall on property, requiring Variance relief from the Critical Slope (25% or greater) Disturbance requirements. The Board carried the application to the regular meeting on April 10, 2008, per the applicant’s request for continuation of the public hearing that was started at the special meeting on January 31, 2008.  

 

CASE NO. Z-07-48 - Application of Joseph Seneca, Seneca Cooke Enterprises, LLC, Block 1107,

Lots 15 & 16, 27 South Street, Madison for the construction of a new two-family dwelling on Lot 16, Block 1107, with proposed parking in the rear of the building. Variance approval is being sought for proposed driveway/parking lot and existing pavement removal on property, requiring Variance relief

from the maximum impervious lot coverage, minimum driveway setback, minimum lot width and minimum lot area within 125’ of R.O.W. requirements. The Board carried the application to the regular meeting on April 10, 2008 per the applicant’s request for the initial public hearing. No further notice is required.

CASE NO. Z-08-01- Application of Profile Properties, L.L.C., Block 3904, Lot 16, 21 Norman Circle,

Madison, requesting Variance Approval for the existing non-conforming “Vertical Expansion” of residence

on property, requiring Variance relief from the minimum rear yard setback requirement. Application amended to eliminate previously proposed pool house, thus eliminating request for variance from maximum impervious lot coverage requirement. The application was approved subject to certain conditions. Action to be memorialized at the April 10, 2008 meeting.

 

CASE NO. Z-08-04- Application of Bill and Maria Scavone, Block 302 Lot 8, 25 Ardsleigh Drive, Madison, to construct proposed second floor bedroom addition to the existing dwelling on property, requiring Variance relief from the minimum front yard setback and maximum impervious lot coverage requirements. The application was approved subject to certain conditions. Action to be memorialized at the April 10, 2008 meeting.                                                   

 

CASE NO. Z-08-05 –Application of Barry Burd, Block 0701, Lot 1.01, 198 Rosedale Avenue, Madison, to construct proposed 2nd story addition to be used as additional bedroom and/or sitting room over the attached garage on property, requiring Variance relief from the minimum right side yard setback requirements. The Board carried the application to the regular meeting on April 10, 2008, per the applicant’s request for the initial public hearing.

 

CASE NO. Z-08-06- Application of Jeffrey and Laura Lally, Block 0803, Lot 5, 26 West End Avenue, Madison, to construct proposed 2nd story addition to provide additional living space to be used as

3 bedrooms and 2 bathrooms and front porch on property, requiring Variance relief from the minimum front yard setback, minimum rear yard setback and maximum impervious lot coverage requirements. The application was approved subject to certain conditions. Action to be memorialized at the April 10, 2008 meeting.

 

CASE NO. Z-08-07- Application of Alex Sze, Block 4802, Lot 2, 33 Barnsdale Road, Madison, to

construct proposed wood deck with stairs in the rear yard on property, requiring Variance relief from

the maximum impervious lot coverage and minimum rear yard setback requirements. The Board carried

the application to the regular meeting on April 10, 2008, per the applicant’s request for the initial

public hearing.

 

CASE NO. Z-08-08-Application of Kroum Penev and Mariana Karpatova, Block 5101, Lot 40, 15 Union Avenue, Madison, to construct proposed 2nd story addition to existing one story dwelling on property, requiring Variance relief from the minimum rear yard setback and maximum impervious lot coverage requirements. The application was approved subject to certain conditions. Action to be memorialized at the April 10, 2008 meeting.

 

CASE NO. Z-08-09-Application of Matthew and Caroline Madara, Block 4305, Lot 7.01, 48 Lathrop Avenue, Madison, to construct proposed front stoop with overhang and 2nd story deck with paver patio underneath on property, requiring Variance relief from the minimum front yard setback and maximum impervious lot coverage requirements.
