NOTICE OF DECISIONS

 

PLEASE TAKE NOTICE, that at a regular meeting of the Zoning Board of Adjustment of the Borough of Madison held on Thursday, January 10, 2008, at 7:30 PM, second floor, in the Board Room of the Hartley Dodge Memorial, Kings Road, Madison, the Board took the following action:

 

MINUTES - Regular Meeting of 11/8/07 was adopted with minor corrections.    

RESOLUTIONS

CASE NO. Z-07-05- Resolution granting the Variance Application of Pine Acres Rehabilitation and Health Center, Block 1301, Lots 10 & 11, 51 Madison Avenue, Madison, for Preliminary and Final Site Plan Approval, Conditional Use Variance, Height Variance and other Associated Variance Relief was adopted.   

 

CASE NO. Z-07-37- Resolution granting the Variance Application of David A. Johnson, Block 3101, Lot 28, 4 Ross Court, Madison, to construct proposed front porch portico over existing porch to the existing single family dwelling on property, requiring Variance relief from the minimum front yard setback requirements was adopted.

 

APPLICATIONS

CASE NO. Z –07-33- Application of Mark & Heather Bochner, Block 910, Lot 6, 6 Hamilton Street, Madison, to construct proposed 2 story addition and 2nd story addition to the existing single-family residence,  requiring Variance relief from the minimum front yard setback (Hamilton Street) (Lee Street), maximum principal building coverage and maximum impervious lot coverage requirements. The Board voted to deny

the application. Action to be memorialized at the special meeting on January 31, 2008.

 

CASE NO. Z-07-34- Application of Michael & Wendy Brett, Block 4205, Lot 2, 5 Hillcrest Road,

Madison, to construct proposed attached garage and 1 story addition to the existing single-family dwelling

requiring Variance relief from the minimum side yard setback and maximum impervious coverage requirements. The application was approved subject to certain conditions. Action to be memorialized at the special meeting on January 31, 2008.

 

CASE NO. Z-07-36- Application of Joseph & Florence DeMarzo, Block 2901, Lots 16 & 17, 11-15 Wilmer Street, Madison, for Preliminary and Final Major Site Plan Approval, “d” Variance Approval and Associated Variances to demolish existing non-conforming, 2 ˝ story multi-family dwelling and free standing garage on Lot 17 and erect a new 2-story, 8-unit apartment building, with 8, 1-bedroom residential units with 8 garage spaces on bottom level and 8 outdoor parking spaces in rear of building. The application was approved subject to certain conditions. Action to be memorialized at the special meeting on January 31, 2008.

 

CASE NO. Z-07-39- Application of John & Megan Fetterly, Block 3701, Lot 34, 43 Maple Avenue, Madison, to construct proposed 1 story addition, 2 story addition, covered porch, uncovered porch, driveway extension, driveway & Patio removal on property, requiring Variance relief from the maximum principal building coverage and maximum impervious coverage requirements. The Board  voted to deny the application. Action to be memorialized at the special meeting on January 31, 2008.

 

CASE NO. Z-07-40- Application of Stephen & Nola Gephart, Block 0203, Lot 10, 2 Forest Road, Madison, to construct proposed 1 story addition, covered porch, patio and walkways on property, requiring Variance relief from the minimum front yard setback (Morris Place), maximum principal building coverage and maximum impervious lot coverage requirements. The application was carried to the special meeting on Thursday, January 31, 2008 for the initial public hearing.  

 

CASE NO. Z-07-41- Application of Gregg Everett & Mary Storella, Block 4315, Lot 7, 181 Green Village Road, Madison, to construct proposed 2 story addition and Paver Patio on property, requiring Variance relief from the maximum principal building coverage requirements. The application was carried to the special meeting on Thursday, January 31, 2008 for the initial public hearing.

CASE NO. Z-07-42- Application of Christopher & Kris Leone, Block 2101, Lot 4, 20 Highland Avenue, Madison, to disturb areas of critical slope as per code 195-41.2.C in order to construct the proposed rear yard retaining wall on property, requiring Variance relief from the Critical Slope (25% or greater) Disturbance requirements. The application was carried to the special meeting on Thursday, January 31, 2008 for the initial public hearing.

   

CASE NO. Z-07-43- Application of Andrew & Ann Haugh, Block 4803, Lot 15, 14 Sinclair Terrace, Madison, to construct proposed 2nd story addition, deck and driveway realignment on property, requiring Variance relief from the minimum front yard setback, minimum side yard setback, minimum rear yard setback and maximum principal building coverage requirements. The application was carried to the special meeting on Thursday, January 31, 2008 for the initial public hearing.

 

CASE NO. Z-07-44- Application of Ted & Sheila Rostiac, Block 1102, Lot 23, 32 Wayne Boulevard, Madison, to construct proposed new 2nd story addition above an existing 1 ˝ story dwelling with an unenclosed front porch on property, requiring Variance relief from the minimum front yard setback and minimum side yard setback requirements. The application was carried to the special meeting on Thursday, January 31, 2008 for the initial public hearing.

  

CASE NO. Z-07-45 - Application of St. Vincent Martyr Church, Block 2801, Lot 8, 26 Green Village Road, Madison, for Preliminary and Final Site Plan Approval, Conditional Use Variance and Associated Variance  Approval to renovate and construct an addition to the existing church and to construct an addition to the existing school located in a P (Residential/Office) Zone District. Variances sought are including but not limited to, side and rear yard setback variances, front yard setback, existing front yard parking variance, and any other variances or waivers as the Board may deem necessary. The application was carried to the special meeting on Thursday, January 31, 2008  solely for scheduling purposes.     

  

CASE NO. Z-07-46- Application of David J. Hart, Block 0803, Lot 2, 18 West End Avenue, Madison,

to construct proposed 2nd story addition (including 1st Floor “In-fill”, front porch overhang, Brick Paver Patio, existing driveway re-alignment on property, requiring Variance relief from the minimum front yard

setback, minimum right side yard setback and maximum principal building coverage requirements. The application was carried to the special meeting on Thursday, January 31, 2008 for the initial public hearing.

 

CASE NO. Z-07-47- Application of James & Janet Foster, Block 3701, Lot 26, 27 Maple Avenue, Madison, to erect proposed new-detached garage with a roof ridge higher than permitted for accessory buildings on property, requiring Variance relief from the maximum accessory building height requirements. The application was carried to the special meeting on Thursday, January 31, 2008 for the initial public hearing.

  

All applications, plans and resolutions of the Zoning Board are on file and available for public inspection at the Office of the Administrative Official, Land Use Services, during regular business hours Monday through Friday, between the hours of 9:00 A.M. to 4:00 P.M., second floor, Hartley Dodge Memorial, Kings Road, Madison, New Jersey.

             

OTHER BUSINESS- The Board scheduled a Special Meeting for Thursday, January 31, 2008 at 7:30 P.M.

to address the backlog of pending applications carried from the January 10, 2008 regular meeting.
