MADISON ZONING BOARD OF ADJUSTMENT NOTICE OF DECISION

 

                                                         

PLEASE TAKE NOTICE, that at a regular meeting of the Zoning Board of Adjustment of the Borough of Madison held on Thursday, September 6, 2007, at 7:30 PM, second floor, in the Board Room of the Hartley Dodge Memorial, Kings Road, Madison, the Board took the following action:

 

MINUTES –Regular Meeting 7/12/07 were adopted; Regular Meeting of 8/9/07 were adopted with minor corrections.    

 

RESOLUTIONS

CASE NO. Z-07-04- Resolution denying the Application of J & R Rentals as Applicant and

Owner for Preliminary and Final Site Plan Approval, Use Variance, Height Variance With

Associated Variance Relief, Block 3001, Lot 22, 25 Green Village Road, Madison, was adopted.

 

CASE NO. Z-07-24- Resolution granting the Variance Application of Catherine Ruiz and

Lynne Norris, Block 2301, Lot 11, 14 Niles Avenue, Madison, was adopted.  

 

CASE NO. Z-07-25- Resolution granting the Variance Application of Jane Giordano and Joscelin Burrer, Block 4102, Lot 3, 73 Midwood Terrace, Madison, was adopted. 

 

CASE NO. Z-07-27-Resolution granting the Variance Application of Paul and Sharon Ebert, Block 2207, Lot 3, 9 Station Road, Madison, was adopted.  

 

CASE NO. Z-07-28- Resolution granting Variance Application of Sean & Julie Scalley, Block 902, Lot 28, 38 Hillview Avenue, Madison, was adopted.

CASE NO. Z-07-26- Application of Alin & Corinne Tocmacov, Block 3702, Lot 13, 36 Maple

Avenue, Madison, to construct proposed 1st story addition (Infill), 2nd story addition, rear deck expansion and modifications to existing driveway. The application was approved subject to certain conditions. Action to be memorialized at the October 11, 1007 meeting.

 

CASE NO. Z-07-29- Application of Wen-Jan Armbruster, Block 2208, Lot 16, 1 Trail Place, Madison, requesting permission to construct proposed 1 story addition to extend family room and add one car garage to the existing single-family residence. The application was approved subject to certain conditions. Action to be memorialized at the October 11, 2007 meeting.

 

CASE NO. Z-07-30- Application of Douglas and Julie Sterkel, Block 3404, Lot 12, 38 Glenwild

Road, Madison, to construct proposed 1st floor addition, 2nd story addition and front portico to the existing single-family residence. The application was approved subject to certain conditions. Action to be memorialized at the October 11, 2007 meeting.

         

CASE NO. Z-07-05- Application of Pine Acres Rehabilitation & Health Center, Block 1301, Lots 10 & 11, 51 Madison Avenue, Madison, for Preliminary and Final Site Plan Approval, Conditional Use Variance, Height Variance and other Associated Variance Relief  to demolish the existing building a “Long-term care facility” and construct a proposed three-story rehabilitation and healthcare center on the site. The applicant proposes to upgrade the site landscaping, drainage, and parking infrastructure and modify the Madison Avenue access to the site. The Board started the public hearing on the application. The application was carried to the October 11, 2007 meeting for submission of additional plans and further proceedings, which were projected to begin around 9:00 P.M. after the residential applications that were carried.

NEW BUSINESS-

CASE NO. Z –07-33- Application of Mark and Heather Bochner, Block 910, Lot 6, 6 Hamilton Street, Madison, to construct proposed 2 story addition and 2nd story addition to the existing single-family residence on property located in a R-3 (Single Family Residential) Zone District, requiring Variance relief from the minimum front yard setback (Hamilton Street) (Lee Street),

maximum principal building coverage and maximum impervious lot coverage requirements. The application was carried to the October 11, 2007 meeting for the initial public hearing. No further notice is required.

 

CASE NO. Z-07-34- Application of Michael and Wendy Brett, Block 4205, Lot 2, 5 Hillcrest Road, Madison, to construct proposed attached garage and 1 story addition to the existing single-family dwelling on property located in a R-2 (Single Family Residential) Zone District, requiring Variance relief from the minimum side yard setback and maximum impervious coverage

requirements. The application was carried to the October 11, 2007 meeting for the initial public hearing. No further notice is required.

 

CASE NO. Z-07-32- Application of Andre Philippe, Block 0802, Lot 36, 16 Leigh Drive, Madison, to construct proposed 1 story addition, front portico and front sidewalk to the existing single-family dwelling on property located in a R-3 (Single Family Residential) Zone District, requiring Variance relief from the minimum front yard setback (Leigh Drive) and maximum principal building coverage requirements. The application was carried to the October 11, 2007 meeting for the initial public hearing. No further notice is required.

 

All applications, plans and resolutions of the Zoning Board are on file and available for public inspection at the Office of the Administrative Official, Land Use Services, during regular business hours Monday through Friday, between the hours of 9:00 A.M. to 4:00 P.M., second floor, Hartley Dodge Memorial, Kings Road, Madison, New Jersey.
