MADISON ZONING BOARD OF ADJUSTMENT NOTICE OF DECISION

 

PLEASE TAKE NOTICE, that at a regular meeting of the Zoning Board of Adjustment of the Borough of Madison held on Thursday, July 12, 2007, at 7:30 PM, second floor, in the Board Room of the Hartley Dodge Memorial, Kings Road, Madison, the Board took the following action:

 

APPROVAL OF MINUTES – Regular meeting 5/10/07 was adopted as corrected, Special meeting 5/31/07 was adopted; Regular meeting 6/14/07 was adopted as corrected.   

 

RESOLUTIONS

 

CASE NO. Z-07-16- Resolution granting the Variance Application of L. Michael White, Block 0208,

Lot 22, 11 Fairwood Road, Madison, to construct proposed covered front porch, 2-story addition, rear stairs onto the existing dwelling was adopted.

 

CASE NO. Z-07-17- Resolution granting the Variance Application of Walter and Lisa Gotsch, Block 4903, Lot 4, 4 Dellwood Parkway West, Madison, to construct proposed dormer addition onto the existing dwelling was adopted.

 

CASE NO. Z-06-32- Resolution denying the Variance Application of Omar and Sunita Jaffrey, Block 3404, Lot 1.01, 74 Glenwild Road, Madison, to construct (2) 2-story additions, exterior basement entrance to existing dwelling was adopted.

 

CASE NO. Z-07-18- Resolution granting the Variance Application of Phil and Linda Ponzek, Block 4401, Lot 13.01, 147 Green Avenue, Madison, to construct proposed rear deck with terrace, front deck, driveway and walkway modifications, lighting and front canopy, stoop with steps to existing dwelling was adopted.

 

CASE NO. Z-07-19- Resolution granting the Variance Application of Steven L. Teal, Block 701, Lot 7.01, 135 Greenwood Avenue, Madison, to construct proposed side and rear wood ramp along side an existing deck with Stone Landing was adopted.

 

APPLICATIONS

CASE NO. Z-07-21- Application of Jonathan & Kathleen Hayes, Block 805, Lot 16, 191 Greenwood

Avenue, Madison, to construct proposed 2-1/2 story addition, wood deck, driveway relocation and

sidewalk with retaining walls to existing dwelling on property, requiring Variance relief from the

minimum side yard setback (Dwelling), minimum side yard setback (Deck) and minimum driveway setback requirements was approved subject to certain conditions.  Action to be memorialized at the August 9, 2007 meeting.

 

CASE NO. Z-07-04- Application of J & R Rentals, Block 3001, Lot 22, 25 Green Village Road, Madison

For Preliminary and Final Site Plan Approval, Use Variance, Height Variance With Associated Variance Relief to permit the applicant to enlarge the building and grant a use variance (expansion of non-conforming use) and a height variance. Use variance to allow the previously approved residential apartment to be moved from the second floor to the third floor. A public hearing was conducted on the application. The Board deferred action on a vote to the August 9, 2007 meeting.

 

 

 

 

 

Zoning Board Decisions

July 12, 2007

 

CASE NO. Z-07-05- Application of Pine Acres Rehabilitation & Health Center, Block 1301, Lots 10

& 11, 51 Madison Avenue, Madison, for Preliminary and Final Site Plan Approval, Conditional Use Variance, Height Variance and other Associated Variance Relief  to demolish the existing building a “Long-term care facility” and construct a proposed three-story rehabilitation and healthcare center on the site. The applicant proposes to upgrade the site landscaping, drainage, and parking infrastructure and modify the Madison Avenue access to the site. Multiple variances are required for this project located in a R-5 (Multi-Family Residential) Zone District. The application was carried to the August  9, 2007 meeting for the initial public hearing per the applicant’s request. No further notice is required.  

 

CASE NO. Z-07-20- Application of Edward Remus, Block 0303, Lot 11, 21 Redmond Drive,

Madison, to construct proposed 2nd story addition over existing garage on property, requiring Variance

relief from the minimum side yard setback, minimum rear yard setback and maximum impervious coverage requirements. The application was approved subject to certain conditions. Action to be memorialized at the August 9, 2007 meeting.

 

CASE NO. Z-07-22- Application of Edward and Phyllis Nunn, Block 0501, Lot 6, 94 North Street,

Madison, to construct proposed sunroom, removal of existing slate patio on property, requiring Variance

relief from the maximum principal building coverage and maximum impervious lot coverage requirements. The application was approved subject to certain conditions. Action to be memorialized at the August  9, 2007 meeting.

 

CASE NO. Z-07-23- Application of Dorothea E. Maxwell, Block 2305, Lot 3, 61 Niles Avenue, Madison, to construct proposed deck onto the existing dwelling on property, requiring Variance relief

from the minimum rear yard setback requirements. The application was approved subject to certain conditions. Action to be memorialized at the August  9, 2007 meeting.

      

CASE NO. Z-07-24- Application of Catherine Ruiz and Lynne Norris, Block 2301, Lot 11,

14 Niles Avenue, Madison, to construct proposed 1 story addition, 2-story addition, 2nd story

addition and deck onto existing dwelling on property, requiring Variance relief from the minimum

front yard setback, maximum principal building coverage and maximum impervious lot coverage requirements. A public hearing was conducted on the application. The Board deferred action on a vote and carried the application to the August  9, 2007 meeting for submission of revised plans. No further notice is required.

 

CASE NO. Z-07-25- Application of Jane Giordano and Joscelin Burrer, Block 4102, Lot 3, 73

Midwood Terrace, Madison, to construct proposed (2) 2nd story additions onto existing dwelling

on property, requiring Variance relief from the minimum rear yard setback and maximum impervious

lot coverage requirements. The application was carried to the August 9, 2007 meeting for the initial public hearing. No further notice is required.

 

CASE NO. Z-07-26- Application of Alin & Corinne Tocmacov, Block 3702, Lot 13, 36 Maple

Avenue, Madison, to construct proposed 1st story addition (Infill), 2nd story addition, rear deck expansion

and modifications to existing driveway on property, requiring Variance relief from the minimum front

yard setback, maximum impervious lot coverage, minimum side yard setback (2nd story) and minimum side yard setback (Deck) requirements. The application was carried to the August 9, 2007 meeting for the initial public hearing. No further notice is required.

 

CASE NO. Z-07-27 – Application of Paul and Sharon Ebert, Block 2207, Lot 3,  9 Station Road,

Madison, to construct proposed 2-story addition, 2nd story addition and paver patio on property, requiring

Variance relief from the minimum front yard setback-Station Road, minimum front yard setback-Dean Street and maximum impervious lot coverage requirements. The application was carried to the August 9, 2007 meeting for the initial public hearing. No further notice is required.
