MADISON ZONING BOARD OF ADJUSTMENT NOTICE OF DECISION

 

TAKE NOTICE, that at the regular meeting of the Zoning Board of Adjustment of the Borough of Madison held on Thursday, March 8, 2007 at 7:30 pm, in the Board Room of the Hartley Dodge Memorial, Kings Road, Madison, NJ, the Board took the following action: 

 

MINUTES FOR APPROVAL- Regular Meeting Minutes from 02/08/07 were deferred.

Special Meeting Minutes from 2/20/07 were approved as corrected

Special Meeting Minutes from 03/01/07 were approved as corrected. 

 

RESOLUTIONS FOR MEMORIALIZATION

CASE NO. Z-06-54- Resolution denying the Variance Application of Harvey Levine, Block 0506,

Lot 18, 9 Myrtle Avenue, Madison, to grant a use variance for a two-family structure on the subject

property was adopted.

 

CASE NO. Z-06-55- Resolution granting the Variance Application of Rolanne Henry, Block 2303,

Lot 24, 10 Pine Tree Terrace, Madison, for the construction of a 2nd story addition onto the existing

single-family dwelling was adopted.

                        

CASE NO. Z-06-57- Resolution granting the Variance Application of Patrick and Kim Culligan,

Block 4502, Lot 8, 61 Garfield Avenue, Madison, for the construction of a 1 story addition, porch

& stoop, Hot Tub and Patio Modifications onto the existing single-family dwelling was adopted.

 

CASE NO. Z-06-59- Resolution granting the Variance Application of Jeffrey Wernsing, Block 1203,

Lot 20, 19 Elm Street, Madison, for the construction of (2) 2nd Story Expansions onto the existing

two-family dwelling was adopted.

 

 CASE NO. Z-06-60- Resolution granting the Variance Application of Dennis & Lois Andrews,

 Block 0904, Lot 3, 14 Parkside Avenue, Madison, for the construction of a 2nd story addition, 1 story

 addition, front & rear decks, walkways and driveway relocation was adopted.

 

 CASE NO. Z-07-01- Resolution granting the Variance Application of Mitchell and Sherry Sweet,

 Block 4001, Lot 38, 40 Cross Gates Road, Madison, for the construction of proposed 2nd story addition,

 2 story addition, 2 Cantilevered additions, garage addition & driveway modifications was adopted.

 

OLD BUSINESS

FOR SCHEDULING PURPOSES ONLY

CASE NO. Z-06-41- Application of Commerce Bank/North (Applicant) for Use Variance and

Associated Variances on property commonly known on the Madison Borough Tax Maps as Block

4501, Lots 7 & 8, Green Village Road & Shunpike Road, Madison, for the construction of a Drive-

Thru Bank, which is not a permitted use in the P (Professional Office/Residential) Zone District at the

Intersection of Green Village Road and Shunpike Road. The Board tentatively scheduled a Special Meeting for Tuesday, April 17, 2007 at 8:00 P.M. for further proceedings on the Use Variance application. The application was carried to the next regular meeting of the Board on Thursday, April 12, 2007 solely for scheduling purposes and confirmation of the April 17 meeting.  

 

 

 

Zoning Board Decisions

March 8, 2007

 

CASE NO. Z-06-32- Application of Omar and Sunita Jaffrey, Block 3404, Lot 1.01, 74 Glenwild Road, Madison, to construct (2) 2-story additions, exterior basement entrance to the existing dwelling. The Board continued the public hearing on the application from February 8, 2007. The hearing was not concluded and was carried to the May 10, 2007 meeting for further proceedings per the applicant’s request. No further notice is required.  

 

CASE NO. Z -06-48- Application of Grace Episcopal Church, Block 3001, Lots 5 & 6, 4 Madison

Avenue, Madison requesting Conditional Use (d) Variance Approval, Associated Variance Relief and

Site Plan Approval to construct an addition to the existing church for a new parish hall and Sunday school

classrooms, and additional parking on the property. The Board approved the application subject to certain conditions. Action to be memorialized at the next regular meeting of the Board on April 12, 2007.

 

CASE NO. Z-06-53- Application of Hi-Tech Builders/Ozzie Yaseen, Block 4305, Lot 22,

7 Roscoe Avenue, Madison, for the construction of a 2-story dwelling on property, requiring Variance relief from the minimum side yard setback requirements. The application was carried to the April 12, 2007 meeting for the initial public hearing. No further notice is required.

 

CASE NO. Z-06-56-Application of Arkadiusz & Justyna P. Maluszczak, Block 601, Lot 13,

150 Ridgedale Avenue, Madison, for the construction of a new single family dwelling with Variance relief for a right side yard setback of 6 feet where 12 feet is required on a pre-existing lot with reduced lot width. The property is located in a R-3 (Single Family Residential) Zone District. The application was carried to the April 12, 2007 meeting for the initial public hearing per the applicant’s request. No further notice is required.

 

CASE NO. Z-06-58- Application of Paul and Lisa Racicot, Block 4601, Lot 50, 100 Shunpike Road,

Madison, to grant a Variance of Section 195-25.5 of the Madison Land Development Code to maintain a

6 ft. wooden picket privacy fence along the eastern and western edges of  the property. The application was carried to the April 12, 2007 meeting for the initial public hearing. No further notice is required.

 

CASE NO. Z-07-02- Application of Neil Rohrbacker, Block 0907, Lot 2, 3 Knollwood Avenue, Madison, for the construction of the proposed 2 story addition, existing 1st story expansion, front portico over existing stoop and rear deck with stairs on property, requiring Variance relief from the minimum side yard setback (South), minimum side yard setback (North) and minimum front yard setback requirements. The application was carried from the February 20, 2007 special meeting to the April 12, 2007 regular meeting for the initial public hearing. No further notice is required.    

 

NEW BUSINESS-

 CASE NO. Z-07-03- Application of Michael and Andrea Waresk, Block 3904, Lot 3, 29 Woodland

 Road, Madison, for the construction of a proposed 2-story addition with overhang and remodel sun

 porch into two-story addition on property, requiring Variance relief from the minimum front yard

 setback and minimum side yard setback requirements. The application was carried to the April 12, 2007

 meeting for the initial public hearing. No further notice is required. 

 

CASE NO. Z-07-06 Application of Hugo and Susan Hilgendorff, Block 3001, Lot 43, 16 Carteret Court,

Madison, for the construction of the proposed 1 story addition for an expansion of enclosed porch on property, requiring Variance relief from the minimum rear yard setback, maximum principal building coverage and maximum impervious lot coverage requirements. The application was carried to the April 12, 2007 meeting for the initial public hearing. No further notice is required.

The application was carried to the April 12, 2007 meeting for the initial public hearing. No further notice is required. 

 

CASE NO. Z-07-08- Application of Samuel and Terry Romano, Block 4001, Lot 25, 29 West Lane, Madison, for the construction of a new single family dwelling on property, requiring Variance relief from the minimum (left) side yard setback, minimum (right) side yard setback, maximum principal building

coverage, maximum impervious lot coverage and height variance for 3.5 stories where 2.5 stories

are permitted. The application was carried to the April 12, 2007 meeting for the initial public hearing.

No further notice is required. 

 

CASE NO. Z-07-10- Application of Laurie Lee and Stephen Mindnich, Block 4301, Lot 12, 372 Woodland Road, Madison, to enclose the front porch and renovate/expand living room area on property, requiring Variance relief from the maximum principal building coverage and maximum impervious lot coverage requirements. The application was carried to the April 12, 2007 meeting for the initial public hearing. No further notice is required.
