MADISON ZONING BOARD OF ADJUSTMENT NOTICE OF DECISION

TAKE NOTICE, that at the regular meeting of the Zoning Board of Adjustment of the Borough of Madison held on Thursday, December 14, 2006 at 7:30 pm, in the Board Room of the Hartley Dodge Memorial, Kings Road, Madison, NJ, the Board took the following action: 

 

MINUTES-Meeting Minutes of 11/20/06 were adopted as amended.

 

RESOLUTIONS

CASE NO. Z-06-28- Resolution granting the Variance Application of Peter and Gemma Iossa, Block

0801, Lot 6, 6 Seven Oaks Circle, Madison, to erect a 2 car garage, construct a 1 story addition, deck, removal of existing driveway and construction of a new driveway was adopted. 

 

CASE NO. Z-06-37- Resolution granting the Variance Application of Ted and Ellen McLean, Block

4204, Lot 3, 10 Midwood Terrace, Madison, to construct proposed 2-story addition, 1 story addition,

2nd story additions, In-ground pool and deck was adopted.

 

CASE NO. Z-06-43- Resolution granting the Variance Application of Richard and Gale Taylo, Block

0601, Lot 2, 9 Burnet Road, Madison, to construct front porch and stairs was adopted as corrected.

 

CASE NO. Z-06-44- Resolution granting the Variance Application of Martin and Leslie Barry, Block

4802, Lot 3, 37 Barnsdale Road, Madison, to construct proposed 1 story addition to the existing kitchen,

was adopted. 

 

OLD BUSINESS

CASE NO. Z-05-68- Application of J & R Rentals, LLC for Preliminary and Final Site Plan Approval and Variance Relief for the property located in a P (Residential/Office) Zone District, Block 3001, Lot 22, 25, Green Village Road. The Board dismissed without prejudice the application based on the applicant’s

failure to proceed with the public hearing, which was initially started in August.  

 

CASE NO. Z-06-32- Application of Omar and Sunita Jaffrey, Block 3404, Lot 1.01, 74 Glenwild Road, Madison, to construct (2) 2-story additions, exterior basement entrance to existing dwelling on property located in a R-1 (Single Family Residential) Zone District. The Board carried the continued public hearing on the application to the January 11, 2007 meeting for further proceedings per the request of the applicant. No further notice is required.  

 

CASE NO. Z-06-45- Application of Chrison S. Kellogg, AIA and Helen R. Kaar, Block 1001, Lot 27,

3 Walnut Street, Madison, on property located in a R-3 (Single Family Residential) Zone District,

requesting relief from the Zoning Board of Adjustment pursuant to N.J.S.A. 40:55D-70b for an

interpretation of the Zoning Ordinance as to whether or not a permit may be issued based upon the prevailing setback as described in the plans filed with the application. Alternatively, applicant requested

a variance from the 35-foot minimum front yard setback requirement. The Board adopted a resolution

determining that a new building may be situated not less than 25 feet from the front property line, and that the applicant’s plans conform to this standard and therefore a variance is not required. Action to be memorialized at the January 11, 2007 meeting.

 

 

 

 

 

Zoning Board Decisions

December 14, 2006

 

CASE NO. Z-06-46- Application of Joseph Caruso, Block 0909, Lot 18, 54 Valley Road, Madison,

requesting permission to construct proposed expansion of existing first story and second story addition onto the existing single family dwelling, on property located in a R-3 (Single Family Residential) Zone District, requiring Variance relief from the minimum front yard setback, maximum principal building coverage and maximum impervious lot coverage requirements. The public hearing on the application

was continued and carried to the January 11, 2007 meeting for submission of more detailed plans. 

 

CASE NO. Z-06-47- Application of Michael and Christine Driscoll, Block 4312, Lot 10, 165 Green Village Road, Madison, requesting permission to construct proposed 1 story addition, 2-story addition and covered porch onto the existing single family dwelling requiring Variance relief from the minimum front yard setback (Green Village Road and Strickland Place) requirements. The application was approved subject to certain conditions. Action to be memorialized at the January 11, 2007 meeting.           

 

NEW BUSINESS      

CASE NO. Z -06-48- Application of Grace Episcopal Church, Block 3001, Lots 5 & 6, 4 Madison

Avenue, Madison requesting Conditional Use (d) Variance Approval, Associated Variance Relief and

Site Plan Approval to construct an addition to the existing church for a new parish hall and Sunday school

classrooms, and additional parking on property located in a (P) Professional Office/Residential Zone

District. The Board started the public hearing on the application, which was carried to the January

11, 2007 meeting for further proceedings. No further notice is required.

 

CASE NO. Z-06-49-Application of Joseph Palawasta, Block 0913, Lot 3, 59 Valley Road, Madison, for proposed removal and replacement of existing 2nd story, proposed front porch, stoop and walkway, proposed detached garage, removal and expansion of existing driveway, requiring Variance relief from the minimum front yard setback, maximum principal building coverage, maximum impervious lot coverage requirements. The application was approved subject to certain conditions. Action to be memorialized at the January 11, 2007 meeting. 

 

CASE NO. Z-06-50- Application of Neil and Sharon Hunt, Block 2203, Lot 8, 3 Toothe Place, Madison, to construct proposed second story addition above the existing garage/den, requiring Variance relief from the minimum front yard setback and minimum rear yard setback requirements. The application was approved subject to certain conditions. Action to be memorialized at the January 11, 2007 meeting. 

 

CASE NO. Z-06-51- Application of Griffith and Aimee Fielding, Block 0911, Lot 7, 2 Sherwood

Avenue, Madison, requesting permission to construct proposed 1 story addition and 2nd story dormer

onto the existing dwelling on property located in a R-3 (Single Family Residential) Zone District, requiring Variance relief from the minimum rear yard setback and maximum principal building

coverage requirements. The application was carried for the initial public hearing to the January 11, 2007

meeting. No further notice is required.

 

CASE NO. Z-06-52- Application of Lois and Sandeep Bhatt, Block 4203, Lot 11, 117 Green Avenue, Madison, requesting permission to construct the proposed front stoop and overhang onto the existing

dwelling on property located in a R-2 (Single Family Residential) Zone District, requiring Variance

relief from the minimum front yard setback and maximum impervious lot coverage requirements. The application was carried for the initial public hearing to the January 11, 2007 meeting. No further notice is required.
