MADISON ZONING BOARD OF ADJUSTMENT NOTICE OF DECISION

 

TAKE NOTICE, that at the regular meeting of the Zoning Board of Adjustment of the Borough of Madison held on Thursday, August 10, 2006 at 7:30 pm, in the Board Room of the Hartley Dodge Memorial, Kings Road, Madison, NJ, the Board took the following action: 

 

MINUTES FOR APPROVAL

Meeting of 07/13/06 were approved as submitted.

 

RESOLUTIONS

CASE NO. Z-06-15-Resolution granting the Variance Application of Nancy and Jeff Dupree, Block 0603, Lot 1, 34 Hoyt Street, Madison, was adopted. 

 

CASE NO. Z-06-16-Resolution granting the Variance Application of John Slater, Block 0305, Lot 5,

37 Rosemont Avenue, Madison, was adopted.

 

OLD BUSINESS

CASE NO. Z-05-52-Application of First Morris Bank and Trust, Block 1802, Lot 11, 98 Main Street, Madison, for Preliminary and Final Major Site Plan Approval, Use Variance with Associated Variances, to remove the existing auto repair facility and construct a new 2-story building with significant site improvements on property located in a CBD-1 & CBD-2 (Central Business Zone) Zone District. Use variance to allow a financial institution with drive-up window on the property; variances from the five-foot setback for parking areas and driveways, sign regulations, impervious coverage and other approvals, variances or waivers as may be required. The application was approved subject to certain conditions. Action to be memorialized at the September 14, 2006 meeting.        

 

CASE NO. Z-06-27- Application of Richard and Anne Tobin, Block 3502, Lot 9, 14 Hillside Avenue, Madison, requesting permission to construct proposed 2-story addition, Stone Patio and Bilco Doors onto the existing dwelling on property located in a R-2 Zone District, requiring Variance relief

from the minimum side yard setback, maximum impervious lot coverage and maximum principal building coverage requirements. The application was approved subject to certain conditions. Action to

be memorialized at the September 14, 2006 meeting.      

 

CASE NO. Z-05-68- Application of J & R Rentals, LLC Block 3001, Lot 22, 25 Green Village Road, Madison, for Preliminary and Final Site Plan Approval and Variance Relief, to enlarge the building and grant a height variance: 35 feet is allowed, 41 feet 7 inches is requested for the property located in a

P (Residential/Office) Zone District, Block 3001, Lot 22, 25, Green Village Road. Applicant also is requesting a variance to allow the previously approved residential apartment to be moved from the

second floor to the third floor. Mixed office and residential use is not allowed in the zone. The application was partially heard and carried to the September 14, 2006 meeting for further proceedings.

 

CASE NO. Z-06-28- Application of Peter and Gemma Iossa, Block 0801, Lot 6, 6 Seven Oaks Circle, Madison requesting permission to erect a 2 car garage, construct a 1 story addition, deck, removal of existing driveway and construction of a new driveway on property located in a R-3 Zone District, requiring Variance relief from the minimum front yard setback, minimum side yard setback, minimum rear yard setback and maximum building coverage requirements. The application was carried to the September 14, 2006 meeting for the initial public hearing. No further notice is required.

Z-06-29-Application of John and Kim Luciano, Block 4004, Lot 41, 18 East Lane, Madison, requesting permission to construct proposed (2) 1-story additions, reconfiguring of entry pediment, expansion of existing wood deck on property located in a R-2 Zone District, requiring Variance relief from the minimum side yard setback, maximum principal building coverage and maximum impervious coverage requirements. The application was carried to the September 14, 2006 meeting for the initial public hearing. No further notice is required.

 

NEW BUSINESS

CASE NO. Z-06-30 -Application of Robert and Renee Hauserman, Block 1004, Lot 21, 130 Greenwood Avenue, Madison, to construct a second floor addition above the existing footprint of the existing dwelling on property located in a R-3 (Single Family Residential) Zone District, requiring Variance relief from the minimum side yard setback requirements. The application was approved subject to certain conditions. Action to be memorialized at the September 14, 2006 meeting.

 

CASE NO. Z-06-31 -Application of Sean and Michelle Flanagan, Block 3001, Lot 68, 12 Academy Road, Madison, to erect a six-foot fence that replaces an existing 4-foot fence on the same property line on property located in a R-3 (Single Family Residential) Zone District, requiring Variance relief from Code Section 195-25.5B (Any fence over four feet in height shall not be located closer to the front lot

line than the rear building line of the principal structure). The application was denied. Action to be memorialized at the September 14, 2006 meeting.

 

CASE NO. Z-06-32- Application of Omar and Sunita Jaffrey, Block 3404, Lot 1.01, 74 Glenwild

Road, Madison, to construct (2) 2-story additions, exterior basement entrance to existing dwelling on property located in a R-1 (Single Family Residential) Zone District, requiring Variance relief from the minimum front yard setback, minimum rear yard setback, maximum principal building coverage and

maximum impervious lot coverage. The application was carried to the September 14, 2006 meeting for the initial public hearing. No further notice is required.
