MADISON ZONING BOARD OF ADJUSTMENT NOTICE OF DECISIONS

PLEASE TAKE NOTICE, that at the regular meeting held by the Zoning Board of Adjustment of the Borough of Madison on Monday, October 17, 2005, in the Board Room of the Hartley Dodge Memorial, Kings Road, Madison, the following action was taken:

 

             Approval of Minutes- Minutes of 9/28/05 was adopted as corrected and Minutes of 9/29/2005

             was adopted as submitted.

 

      RESOLUTIONS

            CASE NO. Z-05-27- Resolution denying the Zoning Appeal and Variance Application of

             Louis and Patricia DeBiasse, Block 2101, Lot 18, 34 Lewis Drive, Madison was adopted.

 

             CASE NO. Z-05-33- Resolution granting the Zoning Appeal to reverse the action of the

             Code Enforcement Official and Amended Variance Application filed by Gerald J. and Susan

             Caccappolo, Block 4205, Lot 5, 1 Highview Terrace, Madison was adopted.

 

             CASE NO. Z-05-35 –Resolution granting the Variance Application of Martin and Danielle

             Barbato, Block 3901, Lot 52, 6 Arlena Court, Madison was adopted.

       

             CASE NO. Z-05-37- Resolution granting the Variance Application of Stephen and Barbara

             McKenna, Block 1301, Lot 5, 44 Elm Street, Madison was adopted.

 

             CASE NO. Z-05-38- Resolution granting the Amended Variance Application of Lawrence P.

             and Julie A. Pedersen, Block 4502, Lot 25, 82 Shunpike Road, Madison was adopted.

 

             CASE NO. Z-05-39- Resolution granting the Amended Variance Application of Paul and Tara

             Canfield, Block 901, Lot 2, 127 Greenwood Avenue, Madison was adopted.

             of Russell Bird, Block 707, Lot 45, 216 Greenwood Avenue, Madison was adopted.

 

             CASE NO. Z-05-45- Resolution granting the Variance Application of Stephen C. and

             Laurie G. Morrison, Block 309, Lot 13, 10 Rose Avenue, Madison was adopted.

            CASE NO. Z-05-43- Variance Application of Patrick J. and Sharon W. Farrell, Block 4001,

            Lot 33, 65 West Lane, Madison, to construct the proposed expansion of existing attached garage

            and proposed front Stoop with Overhang on property located in a R-2 Zone District, requiring

            Variance relief from the minimum front yard setback requirements was approved subject to

            certain conditions. Action to be memorialized at a later date.

 

           CASE NO. Z-05-46- Variance Application of Ralph and Barbara Romano, Block 2306,

           Lot 4, 19 Delbarton Drive, Madison to construct the proposed 1-story rear kitchen addition onto

           the existing single family dwelling on property located in a R-3 Zone District, requiring Variance

           relief from the maximum principal building coverage was approved subject to certain conditions.

       CASE NO. Z-05-47- Variance Application of Matthew and Ashley Holland, Block 4803, Lot 7,

       58 Woodland Road, Madison, to construct the proposed second floor addition to an existing single

       family dwelling on property located in a R-2 Zone District, requiring Variance relief from the

       minimum rear yard setback was approved subject to certain conditions. Action to be memorialized

       at a later date.          

       

       CASE NO. Z-05-36- Variance Application of Doug and Nancy Willis, Block 4004, Lot 25,

       183 Woodland Road, Madison, to demolish existing garage and reposition new garage and driveway

       modifications and to construct a 300 sq. ft. addition on the existing single family dwelling on

       property located in a R-1 Zone District, requiring Variance relief from minimum side yard setback,

       maximum impervious coverage and maximum principal building coverage was carried to the

       November 21, 2005 regular meeting at the request of the applicant for further proceedings. No further

       notice is required.

 

       CASE NO. Z-05-41- Variance Application of Jon and Christine Anderson, Block 4703, Lot 12,

       8 Broadview Avenue, Madison, to construct proposed 2nd Story Addition for use as a bedroom area

       and bedroom-attic area in the new roof structure and the relocation and reconstruction of the existing

       deck that will place the deck more central to the house and rear yard area. The property is located

       in a R-2 Zone District, requiring Variance relief from the minimum side yard setback and minimum

       rear yard setback requirements were approved as amended, subject to certain conditions. Action to be

       memorialized at a later date.

      

      CASE NO. Z-05-42- Variance Application of Samuel and Theresa Romano, Block 4001, Lot 25,

      29 West Lane, Madison, to construct proposed 2 ½ Story Single Family Dwelling on property located

      in a R-2 Zone District, requiring Variance relief from the minimum side yard setback and maximum

      “Moderate” Slope Disturbance requirements was carried to the Monday, November 21, 2005 regular

      meeting at the request of the applicant for further proceedings. No further notice is required.

     

      NEW BUSINESS

      CASE NO. Z-05-48 –Variance Application of  John P. Munter & Kathleen Hower, Block 0202,

      Lot 6, 14 Ferndale Road, Madison, to construct proposed 2-1/2 Story Addition, Attached 2-Car

      Garage and Driveway Modifications on property located in a R-3 Zone District, requiring Variance

      relief from the minimum rear yard setback  was approved subject to certain conditions. Action to be

      memorialized at a later date. 

 

    CASE NO. Z-05-49 –Variance Application of Matthew and Soultana Reigle, Block 4001, Lot 53,

    17 Holden Lane, Madison, for the proposed reconstruction and expansion of existing 2nd story and the

     reconstruction of existing front porch overhang on property located in a R-2 Zone District, requiring

     Variance relief from the minimum front yard setback was approved subject to certain conditions.

     Action to be memorialized at a later date.

 

     CASE NO. Z –05-50- Variance Application of Kevin and Barbara Fennelly, Block 0913, Lot 1,

     53 Valley Road, Madison, to construct the proposed 2 story addition, 2nd  story addition and

     wood deck on property located in a R-3 Zone District, requiring Variance relief from the minimum

     front yard setback (Valley Rd.), principal dwelling covered front porch and minimum front yard

     setback (Hillview Avenue) was carried to the November 21, 2005 for initial public hearing. No further

    notice is required.

     CASE NO. Z-05-51 –Variance Application of Glenn and Trudy Cianci, Block 0901, Lot 58

     1 Valevue Road, Madison, to construct the proposed 2-story addition onto the existing single family

     dwelling on property located in a R-3 Zone District, requiring Variance relief from the maximum

     principal building coverage and maximum impervious lot coverage was carried to the November 21,

     2005 meeting for the initial hearing. No further notice is required.

 

      CASE NO. Z-05-53- Zoning Appeal and Variance Application of Frank and Patricia Wulff, Block

      3901, Lot 40, 267 Kings Road, Madison, to permit the installation of a closed vinyl fence, 4’ on the

      side of Arlena Court and 6’ in the rear of yard in the same location to replace chain link fence on

      property located in a R-3 Zone District, requiring Variance relief from Code Section #95-34.I of the

      Land Development Regulations of the Borough of Madison was carried to the November 21, 2005

      meeting for the initial public hearing. No further notice is required.
