MADISON ZONING BOARD OF ADJUSTMENT NOTICE OF DECISIONS

 

NOTICE IS HEREBY GIVEN, that at a regular meeting of the Zoning Board of Adjustment of the Borough of Madison, held on Tuesday, February 15, 2005 at 7:30 PM, in the Board Room of the Hartley Dodge Memorial Building, Kings Road, Madison, New Jersey, the following action was taken:

 

            Approval of Minutes- Re-Organization Meeting Minutes 01/13/2005 was approved.

            Regular meeting minutes 01/13/2005 was approved with minor revisions.

 

            OLD BUSINESS

      CASE NO. Z-02-50 Application of Anthony and Fredericka LoSapio, Block 1203, Lot 8,

      8 Kinney Street, Madison was partially heard and carried to a special meeting of the Board

      scheduled for Monday, March 7, 2005 for further proceedings. No further  notice is required. 

 

      CASE NO. Z-04-35- Application of Anthony S. Montagna in Block 3802, Lot 6,

      30 1/2 Prospect Street, Madison was withdrawn without prejudice by the applicant.

      

       CASE NO. Z-03-57- Amended Preliminary and Final Site Plan Application, Use Variance

       and Dimensional Variances application of Robert Lyszczarz, Block 2401, Lot 1, 221 Main

       Street, Madison, for proposed renovation and enlargement of an existing building was approved

       subject to certain conditions. Action to be memorialized at a special meeting of the Board

       scheduled for Monday, March 7, 2005.  

 

       CASE NO. Z-04-46 Application of 275 Main Street Inc. d/b/a Madison Jaguar, Block

       2402, Lot 20, 275 Main Street, Madison for Notice of Appeal, request for interpretation

       and application for development, including (d) variances. The appeal/application concerns

       the following locations: 126 Main Street, Block 1803, Lot 15, 134 Main Street, Block 1803,

       Lot 16, 275 Main Street, Block 2402, Lot 20, 306 Main Street, Block 2208, Lot 27 and

       340 Main Street, Block 2302, Lot 22. The application/appeal was withdrawn by the

       applicant.

 

       CASE NO. Z-04-47 Application of Cellular Telephone Company d/b/a AT & T Wireless

       as Applicant and the Housing Authority of the Borough of Madison as Owner for Preliminary

      and Final Site Plan Approval, Use Variance and Height Variances to install twelve

      (12) telecommunication antennas, one (1) E911GPS antenna and related equipment

      on the rooftop of the existing 4-story Senior Citizen apartment Building. The property

       is located at 15 Chateau Thierry Avenue and designated on the Borough Tax Map

       as Block 402, Lot 1.01 located in a (R-SH) Senior Citizen Housing) Zone District.

       The hearing on the application was carried at the request of the applicant to the

       next regular meeting of the Board scheduled for Monday, March 21, 2005.

       No further notice is required.         

    

              CASE NO. Z-04-51 Application of Larry and Donna Bland, Block 4103, Lot 6,

              12 Harwood Drive, Madison was approved subject to certain conditions.

              Action to be memorialized at a special meeting of the Board scheduled for

              Monday, March 7, 2005.

 

 

 

       

      

        CASE NO. Z-04-52 Application of Michael and Suzanne Graham, Block 0304,

        Lot 14,14 Page Street, Madison was approved subject to certain conditions. Action

        to be memorialized at a special meeting of the Board scheduled for Monday,

        March 7, 2005.  

  

       CASE NO. Z-04-53 Application of Andrew Podberezniak and Frank Frances, Block 3901,

       Lot 13, 221 Kings Road, Madison was approved subject to certain conditions. Action to

       be memorialized at a special meeting of the Board scheduled for Monday, March 7, 2005.

 

       CASE NO. Z-04-54 Application of Mark and Laura Burgess, Block 0209, Lot 5.09,

       9 Wisteria Court, Madison was denied. Action to be memorialized at a special meeting

       of the Board scheduled for Monday, March 7, 2005.

    

      NEW BUSINESS-

      CASE NO. Z-04-55 Application of Steven Eckhardt, Block 3701, Lot 21,18 Maple

      Avenue, Madison, requesting permission to construct a proposed 2-½-story addition,

      rear and side porches, deck and patio on property located in a R-3 Zone District, requiring

      Variance relief for maximum impervious coverage and maximum principal building

      coverage. The application was carried to a special meeting of the Board for Monday,

      March 7, 2005. No further notice is required.

 

      CASE NO. Z-05-01 Application of Thomas and Margaret Haughey, Block 2202, Lot 8,

      22 Spring Garden Drive, Madison, requesting permission to construct proposed 2nd story

      addition, 2 story addition, 1 story addition, deck, patio and walkways on property located

      in a R-3 Zone District, requiring Variance relief for minimum front yard setback, minimum

      side yard setback and maximum principal building coverage. The application was carried

      to a special meeting of the Board scheduled for Monday, March 7, 2005. No further

      notice is required.

 

      CASE NO. Z-05-02 Application of Gregory and Lauren Phalin, Block 4702, Lot 12,

      5 Noe Avenue, requesting permission to construct proposed 2 story addition and

       reconstruction and expansion of existing 2nd story onto the existing dwelling

       located in a R-2 Zone District, requiring Variance relief for minimum side yard

       setback (Right) and minimum rear yard setback. The application was carried to a

       special meeting of the Board scheduled for Monday, March 7, 2005. No further

       notice is required.

 

       CASE NO. Z-05-03 Application of Andrew Breckman and Beth Landau,

       Block 3601, Lot 30, 22 Green Hill Road, requesting permission to construct proposed

        Bay Window and Interior Renovations to the existing dwelling located in a R-2 Zone

        District, requiring Variance relief for minimum side yard setback. The application was

        carried to a special meeting of the Board scheduled for Monday, March 7, 2005.

        No further notice is required.

 

       CASE NO. Z-05-04 Application of Sean and Margaux Kelleher, Block 4903, Lot 1,

       1 Dellwood Drive, requesting permission to construct the proposed 2 story addition and

       2nd story addition to the existing dwelling located in a R-1 Zone District, requiring

       Variance relief for minimum front yard setback (Dellwood), minimum rear yard

       setback, maximum impervious coverage and maximum principal building coverage.                    

       The application was carried to a special meeting of the Board scheduled for Monday,

        CASE NO. Z-05-05 Application of Eugene and Kristen Price, Block 3701, Lot 6,

        52 Green Avenue, requesting permission to construct the proposed enclosure of

        existing porch, wood stairs and patio on property located in a R-2 Zone District,

        requiring Variance relief for maximum impervious coverage and maximum principal

        building coverage. The application was carried to a special meeting of the Board
