MADISON ZONING BOARD OF ADJUSTMENT NOTICE OF DECISIONS

NOTICE IS HEREBY GIVEN, that at a regular meeting of the Zoning Board of Adjustment of the Borough of Madison, held on Monday, December 6, 2004, at 7:30 PM, in the Board Room of the Hartley Dodge Memorial Building, Kings Road, Madison, New Jersey, the following action was taken:

 

            Approval of Minutes- Regular meeting minutes 11/15/04 was approved with minor

            corrections.

 

RESOLUTIONS FOR MEMORIALIZATION

CASE NO. Z-04-42–Resolution approving the Application of Christopher and Deanna Schraft,

Block 4903, Lot 11, 26 Dellwood Parkway South, was adopted.  

        

            CASE NO. Z-04-43- Resolution approving the Application of Christopher and Allison Lutz, Block 4205,

            Lot 8, 11 Highview Terrace was adopted.

 

      CASE NO. Z-04-44- Resolution approving the Application of Thomas and Jennifer McDole, Block 3907,

      Lot 7, 273 Kings Road, was adopted. 

  

       CASE NO. Z-04-45 –Resolution approving the Application of James Monoghan and Lauren Rizzuto

       Monoghan, Block 1101, Lot 17, 15 Wayne Boulevard  was adopted.

 

            OLD BUSINESS

     CASE NO. Z-03-57- Application of Robert Lyszczarz, Block 2401, Lot 1, 221 Main Street, for Preliminary

     and Final Site Plan Approval, Use Variance and Dimensional Variances to convert an existing three-family

     dwelling into an office building and to construct an 880-sq.ft. addition to the existing structure to be

     occupied by a single tenant (Real Estate Office) on the ground floor and an apartment on the second

     floor. To remove existing garage and construct an eight-car parking lot located in the CC (Community

     Commercial) Zone District. The variances being requested are for maximum building height, minimum lot

     width (corner lot), minimum front yard (corner lot) and the maximum F.A.R. being proposed requires a "d"

     variance. The hearing on the application was partially heard and carried to the next regularly scheduled

     meeting on Thursday, January 13, 2005, for submission of further revisions to the plans and continuation

    of  public hearing. No further notice is required.

 

CASE NO. Z-04-34- Application of Gayle DeSimone, Block 4308, Lot 7, Alma Avenue was

withdrawn by the applicant.

 

            NEW BUSINESS

            CASE NO. Z-04-47- Application of Cellular Telephone Company d/b/a AT & T Wireless as

            Applicant and the Housing Authority of the Borough of Madison as Owner for Preliminary and

            Final Site Plan Approval, Use Variance and Height Variances to install twelve (12)

            telecommunication antennas, one (1) E911 GPS antenna and related equipment on the

            rooftop of the existing 4-story Senior Citizen apartment building located in Block 402, Lot 1.01,

            on property known as 15 Chateau Thierry Avenue located in a (R-SH) Senior Citizen Housing)

      Zone District. The initial hearing on the application was carried to the January 13, 2005 meeting

      per the applicant’s attorney’s consent. No further notice is required.  

     

            CASE NO. Z-04-48- Application of  Mary Lou Salko, Block 3802, Lot 9, 2 Keep Street,

            requesting permission to construct proposed 1 story and 2 story Addition, relocating of existing

            shed on property was approved subject to certain conditions. Action to be memorialized at the

            January 13, 2005 meeting.

            CASE NO. Z-04-49-Application of Brent and Nancy Phillippi, Block 4301, Lot 26,

            49 Lathrop Avenue, requesting permission to construct proposed dormer out the roof on

            the front of the existing house was approved subject to certain conditions. Action to be

            memorialized at the January 13, 2005 meeting.

 

           CASE NO. Z-04-50-Application of Karen Suchenski, Block 0302, Lot 10, 28 Redmond Drive,

           requesting permission to construct an extension of existing 2nd story dormer,1 story addition and

           front stoop Portico onto the existing house was approved subject to certain conditions. Action to

           be memorialized at the January 13, 2005 meeting.
