MADISON ZONING BOARD OF ADJUSTMENT NOTICE OF DECISIONS

 

      NOTICE OF DECISIONS

 

NOTICE IS HEREBY GIVEN, that at a regular meeting of the Zoning Board of Adjustment of the Borough of Madison, held on Monday, October 18, 2004, at 7:30 PM, in the Board Room of the Hartley Dodge Memorial Building, Kings Road, Madison, New Jersey, the following action was taken:

 

RESOLUTIONS

CASE NO. Z-03-41- Application by Madison Honda; Preliminary and Final Site Plan Approval granted to modernize its facility on property known as Block 2208, Lots 23, 24 & 25, 280 Main Street, Madison.

CASE NO. Z-04-36

Application by Michael J. and Elizabeth A. Jones, Block 4204, Lot 5, 22 Midwood Terrace, Madison. Variance relief granted for minimum front yard setback (Prospect Street) and maximum principal building coverage ratio to permit construction to two 2-story additions.

CASE NO. Z-04-40

Application by Rebecca Laird and Michael Christensen, Block 302, Lot 4, 11 Ardsleigh Drive, Madison. Variance relief granted for minimum side yard setback to allow construction of second story addition and dormer.

             

The Board adopted oral resolutions subject to certain conditions and memorialization at the next meeting as follows:

 John and Paige Henry,  Block 3001, Lot 28, 7 Stafford Drive.  Application requesting variance relief for minimum front yard setback.

 

            CASE NO. Z-04-38

  Peter and Gerarda Kuiper, Block 3702, Lot 41, 79 Prospect Street.  Application requesting variance relief for maximum impervious lot coverage.

 

            CASE NO. Z-04-39

            Sean and Christine Tully, Block 4501, Lot 6,              246 Green Village Road.  Application requesting variance relief for minimum side yard setback.

 

            CASE NO. Z-04-41

            Paul and Diana Daly,              Block 0905, Lot 8, 32 Longview Avenue.  Application requesting variance relief for minimum front yard setback.

 

OLD BUSINESS

CASE NO. Z-04-35

Application for a Conditional Use and Variance Approval to use the existing site as a Professional Office and residential apartment located in a R-4 Zone District. The application does not meet all of the requirements necessary for this conditional use contained in the Madison Borough Ordinance 195-33B(1), more specifically, Section 195-33B(1)(b) that the practitioner must reside in the home and Section 195-33B(1)d that states the home occupation shall not occupy more than 50% of the total area of the floor where located, excluding space used for a private garage or 900 square feet, whichever is smaller. The application was partially heard and was carried to Monday, November 15, 2004. No further notice is required.

 

CASE NO. Z-04-34

            Gayle DeSimone

            Alma Avenue

Application requesting permission to construct a 2 story dwelling located in a R-3 Zone District, requiring Variance relief for maximum principal building coverage and minimum side yard setback. This application was carried to November 15, 2004. No further notice is required.
