MADISON ZONING BOARD OF ADJUSTMENT NOTICE OF DECISIONS

NOTICE IS HEREBY GIVEN, that at a regular meeting of the Zoning Board of Adjustment of the Borough of Madison, held on Monday, September 20, 2004, at 7:30 PM, in the Board Room of the Hartley Dodge Memorial Building, Kings Road, Madison, New Jersey, the following action was taken:

 

             Minutes for Approval

            Regular Meeting Minutes for 8/16/04 were adopted as corrected.

            Special Meeting Minutes for 8/26/04 were adopted as corrected.

 

RESOLUTIONS

CASE NO. Z-03-41- Resolution was adopted to memorialize prior oral decisions: (1) denying appeal and alternate variance request for parking on property at 285 Main Street, Block 5101, Lot 24; and (2) granting use variances and bulk variances to allow the applicant, Madison Honda to modernize its facility located on property known as Block 2208, Lots 23,24 & 25, 280 Main Street, Madison. The approval was subject to site plan approval.

             

The Board adopted oral resolutions subject to certain conditions and memorialization at the next meeting as follows:

CASE NO. Z-04-36- Application of Michael J. and Elizabeth A. Jones, Block 4204, Lot 5,

22 Midwood Terrace, Madison, requesting permission to construct two, 2-story additions onto the single family dwelling located in a R-1 Zone District, requiring Variance relief for minimum front yard setback (Prospect St,), minimum side yard setback, maximum principal building coverage and maximum impervious coverage.

 

CASE NO. Z-04-40-Application of Rebecca Laird and Michael Christensen, Block 0302, Lot 4, 11 Ardsleigh Drive, Madison, requesting permission to construct proposed 2nd story addition and dormer on premises located in a R-3 Zone District, requiring variance relief for Minimum side yard setback.

CASE NO. Z-04-35

Application for a Conditional Use and Variance Approval to use the existing site as a Professional Office and residential apartment located in a R-4 Zone District. The application does not meet all of the requirements necessary for this conditional use contained in the Madison Borough Ordinance 195-33B(1), more specifically, Section 195-33B(1)(b) that the practitioner must reside in the home and Section 195-33B(1)d that states the home occupation shall not occupy more than 50% of the total area of the floor where located, excluding space used for a private garage or 900 square feet, whichever is smaller. The application was partially heard, but not concluded and was carried to Monday, October 18, 2004. No further notice is required.

Application requesting permission to construct a 2 story dwelling located in a R-3 Zone District, requiring Variance relief for maximum principal building coverage and minimum side yard setback. This application was carried to October 18, 2004. No further notice is required.

Application requesting permission to construct proposed covering of existing front door landing and steps. Portico structure will be directly over existing brick stoop, will not extend. The property is located in a R-2 Zone District, requiring Variance relief for minimum front yard setback. This application was carried to October 18, 2004. No further notice is required.
