NOTICE OF DECISIONS

 

NOTICE IS HEREBY GIVEN, that at a regular meeting of the Zoning Board of Adjustment of the Borough of Madison, held on Monday, April 19, 2004, at 7:30 PM, in the Board Room of the Hartley Dodge Memorial Building, Kings Road, Madison, New Jersey, the following action was taken:

 

            Minutes for Approval

           Regular Meeting Minutes for 03/1504 was adopted as corrected.

            Special Meeting Minutes for 03/29/04 was adopted as corrected.

 

           RESOLUTION FOR MEMORIALIZATION AND ROLL CALL VOTE

           Supplemental Resolution-CASE NO. Z-02-19-  In the Matter of the Application

           of Linda and Ehab Habashi, Block 3404, Lot 8, 50 Glenwild Road was adopted.

           

           OLD BUSINESS    

           CASE NO. Z-03-58-Application of John Terracciano, Block 1105, Lot 8, 18 Anthony Drive,

           Madison, requesting permission to erect a 2 story addition and 2nd story addition in a R-3

           Zone District, was approved by resolution with conditions as revised.

 

           CASE NO. Z-04-01-Application of Richard A. and Jeanne E. Gradone, Block 0307, Lot 16

           9 Crestwood Drive, Madison requesting permission for the construction of a two-story addition

           in place of an existing front patio and existing garage in a R-3 Zone District was carried at the

           request of the applicant to the Monday, May 17, 2004 meeting for submission of revised

           plans.. No further notice required.  

   

           CASE NO. Z-04-04- Application of John Allocca t/a Kings Court Developers,

           Block 0501, Lot 12, 64 Burnet Road, Madison requesting permission to construct a

           single family dwelling on the subject property in a R-3 Zone District, was approved

           by resolution with conditions as revised.

 

          CASE NO. Z-04-05-Application of Anthony S. and Carmen Montagna, Block 0505,

          Lot 27, 2 Burnet Road, Madison requesting permission for the construction of a "deck and

          sun porch (enclosed)" addition in a R-3 Zone District, requiring a variance for minimum

          side yard setback, minimum rear yard setback, maximum principal building coverage and

          maximum impervious coverage was partially heard and carried at the request of the applicant

          to the Monday, May 17, 2004 meeting for submission of revised plans and calculations.

          No further notice required.

 

          CASE NO. Z-04-06- Application of Bruce D. MacDougall, Block 1001, Lot 30,

          68 Central Avenue, Madison requesting permission for the conversion of a building

          containing one (1) Dwelling unit and a plumbing business to a two-family dwelling.

          The area previously occupied by the plumbing business was converted, without benefit

          of necessary approvals, to a residential unit in or about 1993. The applicant seeks relief

          from the minimum lot area and width requirements in the R-4 Zone District. The application

          was carried at the request of the applicant to the Monday, May 17, 2004 meeting.

          No further notice required.

 

          CASE NO. Z-04-07- Application of  Jonathan & Suzanne Shelby, Block 4102, Lot 2,

          77 Midwood Terrace requesting permission to construct a one-story addition, 2nd story

          addition, enclosure of existing sun porch, front porch and expansion of existing driveway

          in a R-1 Zone District, requiring a variance for minimum side yard setback, maximum

          impervious coverage, maximum principal building coverage and unenclosed porch

          encroachment. The application was partially heard and carried to the Monday, May 17,

          2004 meeting for submission of revised plans. No further notice required.

          CASE NO. Z-04-08- Application of Theresa Christie, Block 4903, Lot 10, 6 Dellwood

          Parkway South, Madison requesting permission to construct a "Pool House" which is an

          "Accessory Structure" within the "Front Yard" in a R-1 Zone District, requiring variance

          relief from Section 195-30.5B(4) of the Land Use Code of the Borough of Madison was

          carried to the Monday, May 17, 2004 meeting. No further notice required.

 

          CASE NO. Z-04-09-Application of Jeffrey and Christine Schermerhorn, Block 3802,

          Lot 18, 22 Keep Street, Madison requesting permission to construct a one-story addition

          and extend the existing front porch to wrap around the left side of the house in a R-4 Zone

          District, was approved with conditions. Action to be memorialized at a later date.

 

          CASE NO. Z-04-10-Application of Doug and Melissa Griffie, Block 1001, Lot 49,

          138 Central Avenue, Madison requesting permission to construct a 1 and 2 story addition

          (attaching existing detached Garage to existing Principal Structure), proposed 2nd story

          addition to Principal Structure, proposed 2nd story addition to existing Garage, proposed

          Wood Deck in an R-3 Zone District, was carried to the Monday, May 17, 2004 meeting.

 

          NEW BUSINESS

          CASE NO. Z-04-11- Application of Vendel and Ellen Kovach, Block 3901, Lot 50,

          10 Arlena Court requesting permission to maintain the existing enclosed porch

          (constructed without Zoning & Construction Reviews & Permits) on property located in a

          R-3 Zone District, was carried to the Monday, May 17, 2004 meeting. No further notice required.  

 

         CASE NO. Z-04-12- Application of Ronald and Jennifer Boyer, Block 0906, Lot 8,

        10 Longview Avenue requesting permission to construct a one-story addition for a family

        Room and full bathroom to an existing dwelling located in a R-3 Zone District, was

        carried to the Monday, May 17, 2004 meeting. No further notice required.

 

       CASE NO. Z-04-13- Application of Michael and Christine Mullen, Block 1004, Lot 16.2

       165 Central Avenue requesting permission to construct a one-story addition and 2nd story

       addition primarily in place of existing deck in rear yard to re-design the kitchen to

       allow for more efficient use of space and to expand dining room to accommodate

       the applicant's family. The property is located in a R-3 Zone District, was carried to the

       Monday, May 17, 2004 meeting. No further notice required.  

 

       CASE NO. Z-04-14- Application of Fred and Jane Thierman, Block 0804, Lot 2,

       11 Leigh Drive requesting permission to construct a 2nd story addition, Portico and

       Bay Window to the existing dwelling located in a R-3 Zone District, was carried to the

       Monday, May 17, 2004 meeting. No further notice required.

 

      CASE NO. Z-04-15- Application of David and Michele Johnson, Block 3101, Lot 28,

      4 Ross Court requesting permission to construct a second story addition to an

      existing structure located in a R-3 Zone District, was carried to the Monday, May 17, 2004

      meeting. No further notice required.

 

     CASE NO. Z-04-16- Application of Stephen P. Adamowitz, Block 0701, Lot 3,

    12 Valevue Avenue requesting permission to construct proposed 1 and 2-story addition,

    Deck and Driveway on property located in a R-3 Zone District, was carried to the

    Monday, May 17, 2004 meeting. No further notice required.

    OTHER BUSINESS

   Annual Report Resolution for 2003 was voted on and adopted.

   Adoption of Resolution Adopting New By-Laws for the Madison Borough Zoning Board

   of Adjustment was deferred to May 17, 2004.

 

   The Board scheduled a special meeting for Wednesday, May 26, 2004 at 7:30 P.M.
