Zoning Permit

What Information Is Necessary To Obtain A Permit?

A plot plan (survey) indicating the location of proposed construction on your property and conformity to the applicable setbacks is required to obtain a Zoning Permit. Zoning permits are required for most home improvement projects including new additions, decks, swimming pools, etc. The plot plan must be prepared based upon a survey prepared by a N.J. licensed Land Surveyor and must be up to date (dated within the past 10 years).

Plans must be submitted in accordance with the provisions of the Uniform Construction Code. Two sets of plans and supporting documentation reflecting the manner in which the improvement is to be construction or installed are required to obtain a Building Permit. Plans may be prepared by either a N.J. registered architect or the homeowner for owner occupied single family home.

N.J.A.C 5:23-2.14 Construction Permits – When Required

(a) It shall be unlawful to construct, enlarge, repair, renovate, alter, reconstruct or demolish a structure, or change the use of a building or structure, or portion thereof, or to install or alter any equipment for which provision is made or the installation of which is regulated by this chapter, or to undertake a project involving lead abatement in accordance with N.J.A.C. 5:17, without first filing and application with the construction official, or the appropriate subcode official where the construction involves only one subcode, in writing and obtaining the required permit thereof.
